The entire financial picture matters.

VA Residual Income

Residual income is one of the most important parts of VA underwriting and one of the least understood.

Instead of looking only at your debt-to-income ratio, VA underwriting also considers how much income remains after major monthly obligations.

The idea is straightforward:

After paying your mortgage, debts, taxes, utilities, and other major obligations, does your household still have enough money available for normal living expenses?

This is one reason VA underwriting can sometimes evaluate borrowers differently than conventional financing.

Does a VA Loan Require a Home Inspection?

This causes a lot of confusion.

A VA appraisal is not the same thing as a home inspection.

The VA appraisal helps determine the property's value and whether the home meets VA Minimum Property Requirements.

A professional home inspection is a separate evaluation of the property's condition.

Even when a home inspection is not required by the loan program, I generally want buyers to understand the difference before deciding whether to waive one.

VA Appraisals in Clarksville

The VA appraisal serves two major purposes.

First, the appraiser estimates the property's market value based on recent sales of similar homes.

Second, the appraiser evaluates whether the property appears to meet VA Minimum Property Requirements.

An appraisal issue does not automatically mean the transaction is dead.

Depending on the transaction, some costs may be paid by the seller, covered through lender credits, or handled through other permitted financing strategies.

That is why I prefer to review the total mortgage structure, not just quote someone an interest rate.

A loan with a slightly lower rate but thousands of dollars in additional upfront costs isn't automatically the better deal.

Understanding the VA Funding Fee

Many VA borrowers pay a one-time VA funding fee. This fee is traditionally financed into the loan, but borrowers can choose to pay it themselves.

The amount can vary depending on factors such as:

The type of VA loan

Whether the benefit has been used previously

The amount of the down payment

Other VA eligibility factors

Some eligible veterans and service members may be exempt from paying the funding fee.

If you are exempt, we want to document that correctly before closing.

If you are not exempt, the funding fee can generally be financed into the VA loan rather than paid entirely out of pocket.

Can You Have More Than One VA Loan?

Sometimes.

Many veterans are surprised to learn that an existing VA loan doesn't automatically prevent them from obtaining another VA-backed mortgage.

The answer depends on your remaining entitlement and the circumstances surrounding the existing property.

This comes up frequently with military families who receive PCS orders but still own a home near a previous duty station.

Before assuming that you must sell your existing home, it is worth having your remaining VA entitlement reviewed.

VA Loan Assumptions

VA loans may be assumable, subject to qualification and approval requirements.

This can be especially valuable when an existing VA mortgage carries an interest rate well below current market rates.

But VA assumptions also involve important questions about:

Buyer qualification

Remaining VA entitlement

Release of liability

The seller's future VA eligibility

Equity required from the assuming buyer

A low existing interest rate can make an assumption attractive, but you need to evaluate the transaction carefully.
