The VA Loan Myth That Is Costing Veterans a Real Financing Option

You cannot use a VA loan on a manufactured or modular home. Travis Egan hears this from veterans who were told no by another lender and accepted that answer as final. It is not final. It is not even accurate as a blanket statement and understanding the real requirements opens up a financing path that many veterans do not know is available to them.

What the VA Loan Actually Allows

VA financing can be used to purchase a manufactured or modular home as long as two conditions are met. The home must be permanently affixed to a foundation. And the property must meet VA minimum property requirements which are the standards the VA establishes to ensure properties financed through the program are safe, structurally sound, and suitable for the borrower's use.

When both of those conditions are satisfied the VA loan benefit is available for the purchase of a manufactured or modular home the same way it is available for a traditionally built property.

Why Not Every Lender Handles These Transactions

The process for financing a manufactured or modular home with a VA loan is more specific than the process for a site-built home. There are additional documentation requirements, foundation certification requirements, and property condition considerations that go beyond what a standard VA purchase involves. Some lenders simply choose not to navigate that process and decline these transactions rather than work through the additional steps.

That lender-level decision is not the same as VA program ineligibility and veterans who hear no from one lender should not interpret that as a final answer about what the VA loan benefit will and will not cover.
