The Timeline Question Every VA Buyer Deserves a Straight Answer On

How long does a VA loan actually take? It is one of the most common questions veterans and service members have when they start the home buying process and it is also one of the most misunderstood because of the reputation VA loans have developed in some real estate circles for being slow or complicated.

Travis Egan wants buyers and their agents to know the actual answer.

The Real Timeline for a VA Loan

Most VA loans close in approximately thirty to forty-five days once the buyer is under contract. That is roughly the same timeline as a conventional loan when you are working with a lender who actually knows the VA loan process and handles these transactions regularly.

The thirty to forty-five day window covers the full sequence from accepted offer through underwriting, appraisal, and closing. It is a timeline that real estate agents and sellers can plan around without concern when the right lender is involved.

Where the Horror Stories Actually Come From

The delays that have given VA loans a reputation for being difficult or slow almost always trace back to the same source. A lender who does not specialize in VA loans.

VA underwriting has specific requirements that differ from conventional loan guidelines. VA appraisals follow a different process than conventional appraisals. The documentation requirements for establishing eligibility and entitlement are unique to the program. A lender who handles VA loans occasionally alongside a primarily conventional book of business is not positioned to move through that process with the same efficiency as a lender for whom VA financing is a primary specialty.

The result is delays that are not inherent to the VA loan program itself. They are the predictable outcome of working with someone who does not know the process well enough to anticipate and address issues before they become problems.

What the Right Lender Actually Does

A VA loan specialist knows what underwriting is going to ask for before the file gets there. They know how to order and manage the VA appraisal process efficiently. They know how to communicate with listing agents and sellers in ways that build confidence rather than concern. And they know how to keep a transaction on a thirty to forty-five day timeline rather than letting it drift.

If a listing agent or seller has expressed hesitation about a VA loan offer the conversation worth having is about lender experience rather than loan type.
