Using Your VA Loan While on Terminal Leave and Here Is What Service Members Need to Know

The Question Service Members Ask During One of the Busiest Transitions of Their Lives

Terminal leave is a unique window. You are still technically on active duty, drawing pay, and preparing for separation all at the same time. For service members who want to use their VA loan benefit to buy a home before they are fully out the question is whether that is even possible and what it takes to make it work.

Travis Egan has closed loans for service members in exactly this situation and the short answer is yes it is absolutely possible.

What Terminal Leave Actually Allows

Your VA loan benefit does not require you to have already separated from service before you can use it. Service members on terminal leave can use the VA home loan benefit and active duty pay can often still count for qualifying purposes during that period because you are still receiving it.

The critical variable is not whether you can buy but how the transaction is structured and sequenced. The separation date creates a specific documentation and timing challenge that does not exist in a standard purchase transaction. If the paperwork is not sequenced correctly the separation date can create a problem at or near closing that disrupts an otherwise solid transaction.

Why the Sequencing Matters

The documentation required to close a VA loan includes verification of income and employment status. When a service member is transitioning the lender needs to account for the separation timeline in a way that satisfies VA guidelines without creating a conflict between what is documented at application and what the status looks like at closing.

Travis has navigated this before. Knowing what needs to be in place, in what order, and by what point in the process is what prevents the separation date from becoming a last-minute complication that delays or derails the closing.

What to Do If You Are on Terminal Leave Right Now

Start the conversation early. The earlier the timeline and documentation picture is understood the more options there are for structuring the transaction correctly. DM Travis Egan directly with your situation and timeline and he will walk through what needs to happen and in what sequence to keep things moving smoothly through your transition. He is here to help.
