If someone is offering to gift you money for closing costs on a VA loan that is genuinely useful and VA loans handle it well. But getting the documentation wrong can hold up or derail a closing that was otherwise on track. What VA Allows for Gift Funds

VA loans allow gift funds from family members to be used toward closing costs. One of the advantages over some other loan types is that there is no restriction on the amount. The gift can cover part of the closing costs or all of them depending on what the family member is providing and what the transaction requires.

The key requirement is that the funds must be properly documented as a gift and not as a loan. A loan that is disguised as a gift creates a new debt obligation that affects the borrower’s financial profile and qualification. That is not what VA guidelines allow and it is not what the lender can accept.

What Proper Documentation Actually Looks Like

The lender needs a paper trail that verifies the gift is genuine. That typically means a gift letter signed by the donor stating the amount of the gift, the relationship to the borrower, and confirmation that no repayment is expected or required. The lender will also need to see the transfer of funds documented in a way that shows the money moved from the donor’s account to the borrower’s account or directly into the transaction.

Getting any piece of that documentation wrong or incomplete is what causes closing delays. It is not a complicated process when it is done correctly from the beginning. It becomes complicated when it is approached casually or when the documentation is assembled after the fact rather than set up properly at the start.
